OPTION 1

Broker Credit

The seller pays our fee and often more by way of negotiating an offer requesting the seller pay as much as 2.5% to 3% towards compensation or as a closing cost credit. Spicer’s portion of the compensation is 2% and any compensation over 2% is credited back to you at closing. Check out our compensation calculator below to calculate your credit.

OPTION 2

$495 Hourly Fee

Spicer is paid $495 per hour for professional services. Our average hours billed per transaction is about twenty-five. The seller often pays our fee and more by way of negotiating an offer requesting the seller pay as much as 2.5% to 3% towards compensation or as a closing cost credit. OPTION 3

Classic Compensation

When you want to see a listing we’ll prepare a short term buyer agency agreement requesting a 2.5% fee. You are responsible for paying us the fee at closing. Buyers have unique needs and priorities. At Spicer, we offer compensation options so you can choose what works best for you. Many buyers don’t understand Realtor compensation. They think sellers pay the all the compensation to the Realtors. But in fact, buyers pay by way of the sale price. In other words, if your agent expects a 3% fee the seller must account for that when negotiating a sale price with you. If your agent lowers his/her fee, the seller will have more flexibility on price. But having a skilled buyer’s agent who represents you does have benefits. They know the market and can help you maneuver through all aspects of the transaction. Ask yourself this question: What’s the value of having a buyer’s agent? Smart buyers consider their options carefully before signing a buyer broker agreement.
