Option 1 – Coming Soon listing with 2% total commission

Option 2 – Professional MLS listing with 3.5% total commission

  • $495 initial listing fee (see included services below)
  • Includes option 1 services plus a professional MLS listing presentation

Option 3 – Traditional listing option with 6% commission 

  • Includes all basic services listed below
  • Includes enhanced marketing services listed below

Enhanced marketing services (if needed)

Open House $395 – We’ll hold your home open at a pre-agreed time and date.

Home Warranty Programs from $445 – Programs and coverage vary depending on your needs but this marketing tool can be very helpful on older homes or as part of an addendum to release a home inspection contingency. In general, a home warranty protects the buyer for 1 year post settlement for things that may go wrong with the property.

Consultation Services $250/hour – Spicer will assist you with additional service needs upon mutual agreement. For example, if you do not live in the property and are selling but need our help to meet contractors, we’ll be there for you.

Virtual Tours $150-$450 – These tours are different from the standard thumbnail photo tours which are prevalent on the web and are used mostly for large homes or vacation homes. There are several different types of tours to choose from and we’ll guide you case by case if you want a virtual tour.

Newspaper & Magazine ads ($25 and up) – Most often used to coincide with an open house or new listing announcement. We can run the ad at a discount using our contract rates and verify your advertisement complies with equal housing regulations and state/county laws.

Professional staging services – Estimates for this service are provided case by case and can include furnishings, pictures, and lamps. Plus, we’ll provide in depth analysis of what you need to do inside and out to maximize the value of your home.
